How the new laws
are affecting sellers

Sellers can still offer a buyer agent commission of their choice, but it will not be showcased on MLS listings. Brokers and realtors can display it on their own personal websites, as long as it is not linked to the MLS.

Sellers still have the option to pay a commission to a buyer’s agent, but buyers will have a signed contract with their realtor stating a commission rate. For example: the buyer and buyer’s agent have a signed contract for 2%, but if the seller is willing to pay 3%, the seller will only be obligated to pay 2% to the buyer’s agent. If the seller offers a 1% buyer’s agent commission, the buyer will then be responsible for covering the remaining commission.
